Your guide to buying a home in San Antonio

A home search gets easier to organize when you know your priorities, what you can comfortably spend and which questions to answer before making an offer.

I'm Fiona Downing, a residential REALTOR® with LPT Realty, licensed in Texas since 2009. I help San Antonio buyers—including first-time buyers, military households, VA buyers and homeowners moving to their next property—work through the purchase one decision at a time.

Build My Home Buying Plan

Browse Homes for Sale

1. Start with your timing and priorities

Write down what you need from the move before you build a list of favorite homes. Consider your target move date, space requirements, everyday destinations and how much work you're willing to take on after purchase.

If you're relocating, include travel availability and reporting dates. If you own a home, decide what you need to learn about selling it before committing to the next purchase.

We'll use those priorities to focus the search and identify the questions that need professional input.

2. Plan for the full cost of ownership

Ask your lender to explain the payment beyond principal and interest, including taxes, insurance and any applicable mortgage insurance. Check which expenses are included in escrow and which you would pay separately. Also plan for HOA charges, utilities, maintenance and repairs.

For upfront costs, discuss your down payment, closing costs and estimated cash to close. Ask how money paid earlier and any agreed credits affect the amount due at closing. Compare written Loan Estimates rather than relying on an advertised rate alone.

The Consumer Financial Protection Bureau's Loan Estimate explainer can help you review the lender's figures.

3. Define how we'll work together

Before we begin working together, we'll discuss the services you need, communication preferences, representation terms and compensation. Read the proposed agreement and ask about anything you don't understand before signing.

We'll also talk about the information to have ready for a search and how to evaluate a property when one interests you.

4. Compare homes and locations against your needs

San Antonio and nearby communities offer different housing choices. Instead of judging a property by its photos alone, compare the layout, condition, ownership responsibilities and access to the destinations that matter to you.

For each serious candidate, investigate:

  • The property's condition and any specialist evaluations you may need.
  • Tax information and the assumptions used in your payment estimate.
  • Insurance availability and quotes for that address.
  • Flood information and relevant property history.
  • HOA documents, restrictions and charges, if applicable.
  • School attendance boundaries directly with the district when relevant to your plans.
  • Your actual commute at the times you expect to travel.

We can explore San Antonio, Helotes, Converse, Cibolo, Boerne and other areas that fit your search. The right comparison starts with your priorities and the specific property.

5. Evaluate new construction and resale

When comparing a new home with an existing one, look at the complete proposal: the property, included features, condition, completion timing, contract terms and financing choices.

For a builder incentive, request the written terms and ask your lender to explain how the offer affects your costs. We can also discuss representation before your first builder visit so you can ask about that builder's policies.

6. Build and understand your offer

Before you sign, we'll review the proposed price, financing terms, requested concessions, deadlines and other conditions. We'll discuss relevant comparable properties and how the offer fits your goals.

For a Texas resale purchase, review the applicable contract's provisions for earnest money, any termination option and related deadlines. The signed contract controls; ask questions before assuming a deposit is refundable or that a deadline can be extended.

You can review the Texas Real Estate Commission's resale contract resources. We'll work through the provisions that apply to your transaction, with legal advice from an attorney when needed.

7. Use inspections and appraisal for their different purposes

Discuss the inspection scope with a qualified inspector and decide whether additional specialist evaluations would be useful. We'll review the transaction's deadlines so you can consider findings and any available contractual options in time.

An appraisal serves a different purpose from an inspection. If you're using a VA-backed loan, VA describes the appraisal as an opinion of value and a check of minimum property requirements; it does not replace a home inspection.

Military relocation and VA buyers

If a PCS move brings you to the San Antonio area, start with your reporting date, the installation and gate you expect to use, travel plans and housing priorities. Whether you're considering JBSA-Lackland, JBSA-Randolph or Fort Sam Houston, evaluate actual routes and available properties rather than assuming a map distance tells the whole story.

For VA financing, speak with your lender about your Certificate of Eligibility, loan approval and the costs that apply to you. A possible no-down-payment option does not mean every purchase has no upfront costs.

Read VA's homebuying process guide and bring your financing questions to your lender. I help with the real estate search and transaction; the lender determines financing approval.

Discuss My Military or VA Home Purchase

8. Prepare for closing and your move

As closing approaches, stay in contact with your lender and closing provider, review the documents they supply and address outstanding questions. We'll coordinate the real estate steps, including the walkthrough and possession arrangements under your contract.

Plan utilities, moving services and access around the confirmed schedule. Check the contract's possession terms before assuming you can move in immediately after signing.

Common buyer questions

Do I need to know my exact budget before contacting you?

No. We can begin with your goals and timing. You'll need a lender's guidance on financing so the search reflects a realistic budget.

Can you help with my first purchase?

Yes. We'll walk through the search, questions to ask about a home and the decisions involved in making an offer and moving toward closing.

Can I begin while living out of state?

Yes. We can discuss a search plan before you arrive, including travel dates and which property details need closer evaluation. We'll confirm which remote viewing and closing arrangements are available for your transaction.

What if I need to sell my current home?

We'll look at the sale and purchase together. Your financing options, existing home's position in the market and move schedule help determine which approaches are practical.

Ready to plan your purchase?

Tell me where you're considering buying, when you'd like to move and whether you're buying your first home, relocating or selling another property. We'll start with a conversation about your next steps.

Meet Fiona Downing, your San Antonio REALTOR®

Buying or selling a home brings a lot of decisions. I help you understand your options and put those decisions in an order that makes sense for your move.

I'm Fiona Downing, a residential REALTOR® with LPT Realty serving San Antonio, Texas, and surrounding communities. Licensed in Texas since 2009, I work with buyers, sellers, first-time buyers, military households, VA buyers and homeowners preparing for their next purchase.

My real estate experience includes selling homes in both San Antonio and Corpus Christi. Today, my focus is helping San Antonio buyers and sellers plan their next move, whether they're purchasing their first home, relocating or coordinating a sale and another purchase.

Guidance built around your priorities

Your timing, budget and reasons for moving shape the plan. Before we discuss properties or a list price, I want to understand what you need to accomplish and which questions matter most to you.

For sellers, that means looking at pricing, preparation and the terms of an offer together. For buyers, it means comparing the home, ownership costs, condition and location before deciding how to proceed. If you're selling and buying, we'll consider how the two transactions fit together.

How I help

Residential sellers

I help you evaluate your property's position in the market, decide how to prepare for listing and work through offers, negotiations and the steps toward closing.

First-time and move-up buyers

I help you organize a search, compare properties and understand the questions to resolve before an offer. If you already own a home, we'll discuss the timing of your sale alongside your purchase.

Military relocation and VA buyers

I help military households plan around relocation schedules and housing priorities in the San Antonio area. For VA buyers, I coordinate the real estate process with your chosen lender while helping you evaluate the property and transaction details.

San Antonio and surrounding communities

My service area includes San Antonio and nearby communities such as Helotes, Converse, Cibolo and Boerne. Whether you're exploring an established neighborhood, comparing new construction or relocating from outside the area, we'll start with the locations and homes that fit your priorities.

Start with a conversation

You may be ready to move now, or you may still be deciding what comes next. Tell me what you're considering, and we'll talk through a practical starting point.
