What to know before you visit a builder
What is the difference between a new listing and new construction?
A new listing is a property recently offered for sale; it may be an older home. New construction refers to newly built homes or homes being built. The main MLS search uses Construction: New rather than the newly listed flag or a year-built cutoff. The secondary NewHomeBuddy search also includes builder floor plans. Check the status and expected completion of any home you consider.
Is a floor plan the same as an available home?
No. A plan shows a home a builder may offer. A specific inventory home has its own location, features, price and construction stage. Confirm which type of result you are viewing before planning a visit.
How should I compare builder incentives?
Ask for the offer in writing, including its expiration date, eligible homes, conditions and any lender or title-company requirements. Compare the full purchase and financing terms with your lender rather than choosing from the advertised incentive alone.
Should I contact Fiona before touring a model home?
Yes. Contact Fiona before your first visit so you can discuss representation and ask about that builder’s agent-registration process. Builder policies vary.
