Sell your San Antonio home with a clear plan

Your list price is one decision. Preparing the home, choosing when to launch and evaluating the terms of an offer matter, too.

I'm Fiona Downing, a residential REALTOR® with LPT Realty, licensed in Texas since 2009. I help San Antonio homeowners connect those decisions to their goals, whether you're moving up, relocating or selling a home you've owned for years.

Plan My Home Sale

Start with your home and your goals

We'll discuss your reasons for selling, your preferred timing, the home's condition and any plans for another purchase. Bring your questions about improvements, showing logistics and the steps between listing and closing.

The goal is to identify what needs attention before the home goes on the market and what decisions can wait until we have more information.

A selling plan, step by step

1. Review pricing and relevant competition

We'll examine comparable sales, available competing homes and the features that distinguish your property. Condition, updates, location and buyer alternatives all inform the pricing discussion.

We'll also discuss how to evaluate feedback after launch and when new information might justify a change in strategy.

2. Choose preparation that fits your situation

Before you commit to a major project, let's review it in the context of your home's condition and your plans. We'll discuss cleaning, decluttering, repairs, presentation and any specialist evaluations that could help you make an informed choice.

Preparation should have a clear purpose. A costly renovation is not automatically the right starting point.

3. Agree on the marketing and showing plan

We'll discuss how to present the home, which marketing services are included and how buyers will experience the property online and in person. We'll also plan for showing access, scheduling and how feedback will be shared.

You'll know the proposed scope before we launch.

4. Compare the full offer

Price matters, but an offer also includes financing, requested concessions, deadlines, contingencies and possession arrangements. We'll review those terms together and discuss how they fit your priorities before you respond.

5. Work through the steps toward closing

Once you're under contract, we'll track the transaction's milestones and address questions as inspections, negotiations, financing and title work progress. Before closing, we'll review the practical arrangements for your move and possession.

Understand your potential proceeds

The sale price and the amount you take away from closing are different. A preliminary seller net sheet can help you see how your mortgage payoff, agreed fees, concessions and other closing adjustments may affect proceeds.

We'll work from the information available and update estimates as terms become clearer. Your title company or closing provider supplies the final settlement figures.

Discuss My Estimated Sale Proceeds

Selling and buying your next home?

Let's plan the two moves together. We'll discuss your sale timeline, the needs of your next purchase and what you need to learn from your lender before choosing an approach.

That conversation can help you compare the practical tradeoffs of selling first, buying first or coordinating closings. Which options are available depends on your financing, the contracts and the people involved.

Talk Through My Sale and Purchase

Common questions from San Antonio sellers

How do you decide what price to recommend?

We start with relevant market evidence and your property's specific characteristics. We'll discuss which comparable homes are useful, how your home differs and how the proposed price positions it against current alternatives.

Should I make repairs before listing?

That depends on the condition, the work involved and your goals. Let's review the property before you spend so you can distinguish immediate needs from optional improvements.

Can I sell as-is?

We can discuss marketing the home in its current condition and how that choice may affect buyer interest and negotiations. Any disclosure and contractual responsibilities still need to be addressed for your transaction.

How long will the sale take?

There isn't one timeline for every San Antonio home. We'll review current information for relevant comparable properties, discuss your property's position and plan around the terms of any accepted offer.

What does it cost to work with you?

We'll review the scope of services, compensation and other anticipated selling expenses before you sign a listing agreement. You'll have an opportunity to ask questions and discuss the proposed terms.

Let's build your selling plan

Send your property address, your ideal timing and whether you also need to buy. We'll use that information to begin a pricing and preparation conversation.
